How planning rates are estimated

For 15- and 30-year VA planning estimates we subtract 0.25 percentage points from the conventional benchmark; for jumbo / non-conforming we add 0.50 points. These are illustrative assumptions, not observed market spreads or lender offers. Jumbo rates can also be lower than conventional. Other terms and products require your own quote. This is a dated snapshot, not a live rate feed.

Request the same loan type, term, purchase price, down payment and rate-lock period from each lender. Credit score, occupancy, points and lender fees can change the quote. This site does not currently retrieve or rank live local lender offers.

Fee-simple ownership is common. Buyers typically combine a down payment with a long-amortization mortgage and may escrow property tax and homeowners insurance with the monthly payment.

Common loan styles

  • Conventional conforming fixed-rate and adjustable-rate mortgages
  • FHA-insured loans, VA-guaranteed loans and USDA-guaranteed rural loans
  • Jumbo / non-conforming loans and state housing-finance-agency products

Government or structured support

  • Eligible conventional programs may allow 3% down; FHA may allow 3.5%
  • VA and USDA programs can permit zero down for eligible borrowers and properties
  • Assistance from states and local housing agencies varies and is not a single nationwide cash grant
